If the price is $300k +-, you can get a used boat for less money which offers so much more. However, they look really nice and are new. Boats really depreciate like a vehicle. For $300k, you can get a large yacht. However, maintenance on a large yacht can brake your wallet.

do you really need a sink outside in the cockpit , when there is a perfectly good one 2 paces away in the saloon

If you need water in the cockpit and someone else is cooking, yes. There is not enough room for two cooks in the kitchen.

To many people, not really. However, it is nice to have to wash stuff off after cutting baitfish or your hands after dealing with pluff mud from an anchor, etc... It just helps separate the "gross" stuff from food prep.
